Twosqft owns commercial and industrial assets to operate them, not to assemble a portfolio for disposal. That single decision shapes everything downstream: how acquisitions are underwritten, how leases are structured, how maintenance is programmed, and how tenants are treated at renewal.

Underwriting carries no assumed exit doing the work. An asset has to make sense on the income it produces while operated, which rules out a category of purchase that looks attractive only on a resale assumption.

What the portfolio covers

• Industrial and warehousing — let on covenant and term rather than headline rent.
• Commercial assets — acquired for operating yield over a long hold.
• Asset management — run in-house, because that is where return is protected.

Why in-house management

The group’s standard applies here as it does to every platform: never own something you cannot run yourself. In property that translates directly — an asset needing management the group cannot supply is not a good asset for the group, whatever the entry yield suggests.

One balance sheet makes the hold possible

Twosqft sits alongside the group’s four other platforms under a single balance sheet. That structure is what allows a genuinely long holding period: the portfolio is not obliged to produce liquidity on a schedule set by a fund life, so it can behave the way its underwriting assumes.
