An acquisition yield is an arithmetic statement about the first year. What an investor actually receives over a decade is determined by void periods, tenant retention, maintenance timing, service charge disputes and capital expenditure that arrives whether or not it was budgeted.
None of that is visible in the headline figure, and all of it is management. This is the property expression of the group’s general position: ownership without operating capability is a weaker proposition than it appears.
A single extended void can consume several years of the margin gained by pushing rents. That reframes the letting decision: retention is worth paying for, and a tenant whose operational requirement genuinely fits the space is worth more than one paying slightly more in space that nearly fits.
